Northstowe Roadworks Phase 1 Update: Revised Programme and Next Steps

Urban & Civic, master developer for Phase 1, wanted to provide an update on the ongoing roadworks programme across Northstowe and explain why some elements of the project are taking longer than originally anticipated.

As work has progressed, contractors have identified a greater number of repairs than expected. These additional issues need to be addressed before the final road surface can be laid.

The project team is currently working with Cambridgeshire Highways to agree the extent of the additional remedial works required. This will ensure the completed roads are built to the highest standard and provide a durable, long-term solution for residents and road users. A door drop has been provided for those residents who are directly impacted by the works to provide detailed information on timings and access. 

What happens next?

The current programme is expected to follow the sequence below:

Wellington Road and Eagle Way

The next significant phase of work will be the final surfacing of Wellington Road and Eagle Way, together with outstanding cycle lanes and footpaths. This stage is expected to take approximately six weeks.

Once surfacing and road markings are complete, the signalised junction between Eagle Way and the busway will be commissioned.

The junction will:

  • Allow vehicle movements on Eagle Way

  • Allow cycle movements on Eagle Way and adjoining cycle routes

  • Provide pedestrian crossings across all roads and cycleways

Access for general traffic onto the busway will remain restricted, with access permitted for buses only.

Stirling Road

Following completion of Wellington Road and Eagle Way, surfacing teams will move onto Stirling Road.

Works are expected to include:

  • Removal of existing road surfaces where required

  • Repairs to underlying road layers

  • Kerb and infrastructure adjustments where necessary

  • Raising ironworks and utility covers

  • Final surfacing works

This phase is currently expected to take approximately three months.

Busway and Cycleway

The final stage of the programme will focus on surfacing works along the busway and cycleway corridor, with a further signalised junction between Stirling Road and the busway.

Looking ahead

While these additional works have extended the programme, they are necessary to ensure the completed infrastructure meets the quality expected for Northstowe's growing community.

We understand that roadworks can be inconvenient and appreciate the patience shown by residents, businesses and road users while this work is completed.
