Town Centre (Phase 2)

Future Vision

Located close to the existing Learning Community, the Town Centre will be the future focus of Northstowe. It will provide a mix of commercial, retail, leisure, food and drink and community uses, including permanent business premises along a new high street. The Town Centre will create a focal point for economic activity and support a diverse mix of businesses as the town develops providing around 50,000 sqm of mixed commercial floorspace. Homes England is hoping to announce a delivery partner for an initial phase of town centre development shortly and details will be posted here when available.

Early Activation Area

A dedicated temporary commercial space, known as the Early Activation Area, will bebrought forward near the Learning Community at Northstowe to accommodate a range of ‘meanwhile’ uses. This space is intended to support emerging businesses, community initiatives and temporary activities ahead of the delivery of the permanent Town Centre. Up to 1080sqm of mixed retail, leisure, community and food and drink space is envisaged and units of varying size will be available on short term leases. Following completion of the infrastructure works for the Early Activation Area, work is underway to appoint a development manager to design and deliver temporary buildings and operate and manage the space. Further information about opportunities for businesses and community groups to occupy units within this area will be published on this page as this process progresses.

Local Centre (Phase 1)

A Local Centre comprising a small number of commercial units is planned alongside the Unity Centre in Phase 1 of Northstowe. South Cambridgeshire District Council is responsible for bringing this site forward, and further information will be published here as proposals progress.

The District Council is also responsible for a 5 hectare future employment site which is awaiting development. This is likely to include a mix of office and light industrial space. Details will be shared here when available.

Local Centre (Phase 3B)

Another small Local Centre is planned as part of Vistry's Phase 3B development. It is intended to deliver three smaller units (circa 75sqm), plus a larger separate unit, all totalling around 500sqm in floorspace. At this stage, it is not known who will be managing this site commercially. Details will be shared here as proposals are brought forward.

Local Centre (Phase 3A)

A further local centre is planned within Phase 3A to include commercial and community space. This centre will serve local needs in the south of the town when this part of the site is developed but is unlikely to come forward until the other centres have been developed.
