Northstowe recently welcomed Matthew Pennycook MP, Minister of State for Housing and Planning, for a visit to see the progress being made in phase 2 of the town’s development. The visit marked a key moment in the ongoing efforts to deliver high-quality, sustainable homes and infrastructure in one of the largest new towns in England.
The minister’s visit comes as part of the government’s New Homes Accelerator programme. This initiative is a joint programme between MHCLG and Homes England, designed to unblock and accelerate the delivery of large-scale housing developments. In Northstowe, this work is already making a tangible difference.
Led by Homes England as master developer for phases 2 and 3, Northstowe is being shaped with a long-term vision to create a vibrant, sustainable community supported by high-quality public spaces, active travel links, and local facilities.

Unlocking delivery, supporting communities
Working in close partnership with local authorities, developers, and community stakeholders, the new homes accelerator has played a role in overcoming historic delivery challenges and building momentum in phase 2.
Across the country, the programme is helping to unlock the delivery of nearly 100,000 new homes.
Northstowe is at the forefront of this change.
A town designed for the future
Phase 2 of Northstowe brings forward a diverse mix of housing types and tenures, alongside planned schools, green space, health facilities, and a future town centre. The approach goes beyond housing numbers. It focuses on placemaking, community infrastructure, and long-term stewardship.
The town continues to evolve as an exemplar of how national and local government, working collaboratively, can unlock lasting value for communities.
