Update from Homes England on Northstowe, Phase Two & Phase Three: Summer 2026
Summer has arrived in Northstowe, and there’s been lots of progress across Phases Two and Three. From new homes and sports facilities to major infrastructure planning, the town continues to grow. Below, you’ll find a summary of the latest updates from Homes England and our development partners.

A growing community: Education, bright future and leisure
People and their stories are what make Northstowe a great place to live, and it continues to flourish. You see this clearly at the Northstowe Learning Community. The campus has become a genuine hub, with families, students and neighbours using the space throughout the week. This year, the Sixth Form, which opened in 2024, celebrated its first students completing A‑Levels and vocational qualifications. It’s quite a milestone.
Continuing the education theme, the new NHBC Training Hub has been approved for Northstowe, creating a dedicated space to train future construction workers and support the long-term delivery of quality homes. Construction of the building at Northstowe House on Rampton Road has started and will be completed in autumn, when the first cohort will start.
Residents are also enjoying new sports and leisure facilities. Run by P&ESports, the Northstowe Gym opened in January at Northstowe Secondary College and has welcomed more than 700 members. There’s a full programme of public classes, with the Sports Hall, Dance Studios, Performance Hall, Hockey Astro, and All-Weather 3G Pitch all available for hire. The gym staff have also forged links with the school’s PE Department, giving students access to high‑quality fitness facilities and expert staff.

Key construction milestones
Temporary Commercial Space: Preparing for the future town centre
Opposite the secondary school, work continues on the temporary commercial space, which is an early destination and a taster of the future town centre (Location 1). The platform has been laid and services connected, and Homes England is now seeking a development manager to secure final planning permission and deliver the temporary buildings. Look out for updates over the coming months.
This area will play an important role in shaping the future town hub, and Homes England continues to work closely with South Cambridgeshire District Council (SCDC) to prepare for the permanent town centre development.
Eastern Sports Hub: A growing destination for sport and leisure
The Eastern Sports Hub is progressing well (Location 3). The BMX Pump Track is open and has already become a hit with residents. We knew this would be the case, and we’ll look forward to an official opening later in the summer.
The future sports pitches at the site are laid and will now need time to settle, making sure they are ready to host sports for years to come. In the meantime, Western Park’s pitches remain open and well‑used. Our work with SCDC continues on the future Eastern Sports Hub pavilion and changing rooms, and we look forward to seeing this space become a major sporting destination for Northstowe.

Phases Two and Three: Looking ahead
Stirling Fields: A thriving neighbourhood
Stirling Fields continues to grow, with 228 new homes having been sold and completed by mid‑June, and more sales happening each week (Location 5). The new commercial unit beneath the apartments is nearly finished and will include a new play area as part of the landscaping. Its location beside the Learning Community and future town centre makes it an important part of Northstowe.
Phase 2c: Keepmoat continues to build
Keepmoat has been confirmed as the developer for Phase 2c (Location 2), which will include allotments, a village green, and strong connections to Phase One via the cycle path from the Guided Bus Station. The site also sits opposite the recently announced faith and community space overlooking Bug Hunter Waters, helping future residents feel part of a wider community from day one.
Phase 3b: Vistry joins the next chapter
Vistry is now confirmed as the Master Developer for Phase 3b, accelerating delivery of around 1,000 new homes (Location 7). Two smaller plots will be set aside for a small housebuilder, and the phase will include a local centre, faith space and primary school. 40% of the homes will be affordable, supporting a diverse mix of housing across Northstowe, and Vistry will be speaking with residents over the summer before submitting a planning application.
Phase 3a: Waterways and heritage
Northstowe’s lakes and waterways remain one of its most distinctive features. Phase 3a, Key Phase 1 (Location 6) will add to this, with landscaping at Pond 5 beyond Halcyon Mere and plans for the 400‑metre Runway Lake taking shape. In a nice nod to the past, the Runway Lake will sit on the site of the old Oakington Barracks runway.
We like how Northstowe is built firmly on its heritage – it seems like a good place to start.
