Phase 2 Design Code

The Homes and Communities Agency (HCA) is producing a Design Code to guide the detailed design of Northstowe Phase 2, which includes up to 3500 homes and a new town centre. Phase 2 received outline planning permission in January 2017.

The HCA consulted on a draft Design Code in May/June 2016 and has integrated comments and suggestions where appropriate. An updated Design Code has been produced, which will be submitted to South Cambridgeshire District Council in the next few months. Once approved by the Council the document will be used to assess detailed planning applications on Phase 2 land.

What is a Design Code?

Design Codes are a really important tool for delivering projects like Northstowe. At a basic level, they combine text and diagrams to outline the precise requirements for the physical elements, streets, buildings, landscape and infrastructure of developments.   

By instructing the work of everyone involved, they help to deliver high quality developments by providing clarity from the outset on the ethos of the project and the standards required, which in turn streamlines the whole process. You can find out more about Design Codes here.

How to get involved in Northstowe’s development

The local community will be at the very heart of Northstowe, helping to make it a fantastic  place to live, work and play. With that in mind, we are committed to giving people the chance to help shape the development of the town.  

Since 2005 we have actively sought feedback and suggestions from local people, local groups, national bodies and parish councils; all of which has already had a clear impact on plans for the area. There will be further opportunities to make a mark too as development progresses.
